This is the part that matters, so we will be specific about it.

Every turn and clean we complete is worked against a fixed 13-point checklist in our field app. A crew member cannot submit the job as finished until every line is either ticked or marked not-applicable with a written reason. A blank skip is not accepted, because a checklist you can bypass with one tap is not a checklist.

What was checked, what was skipped and why is stored against the job with a name and a time on it. When you ask us whether the lint trap was cleaned or the ceiling fan was wiped down, you do not get a shrug and an assurance. You get an answer with a record behind it.

We built that system after a real failure on a real property. Two items named in writing on a work order came back on the client's inspection photographs. The checklist exists so that specific thing cannot happen twice, and it now runs on every turn we do.

What we cover

Unit turns and make-ready cleans. Full clean of a vacated unit — kitchen and appliances inside and out, bathrooms, floors and baseboards, windows and sills, vents, fixtures and a final detail pass. Ready to show, not merely tidy.

Move-out and move-in cleans. For landlords recovering a deposit-condition unit, and for tenants who need the place left to standard.

Trash-outs and haul away. Furniture, appliances and everything a departing tenant left behind, removed and disposed of. We do this routinely on turnover work, including properties left in poor condition.

Post-construction clean-up. Drywall dust reaches places ordinary cleaning never does. After a remodel, a build or a repair, the finish clean is what makes the work look finished.

Garage and basement cleanouts. Clearing, sorting and hauling — whether for a turnover, a sale or a homeowner who has run out of room.

Sanitisation. Basement sanitising and post-incident clean-up including sewage back-ups, which we handle as part of our property management work.

  2. We scope it. For anything beyond a standard turn we look at the unit first, so the price reflects the actual condition rather than an assumption.
  3. We clean it and check it off. The 13-point checklist is completed on site, line by line.
  4. You get the record. What was done, what was not, and why — with a name and a timestamp.

Pricing

Standard unit turn cleans are quoted at a flat rate by unit size, which keeps your budgeting predictable across a portfolio. Trash-outs, post-construction work and heavy-condition units are quoted after we have seen them, because condition varies far too much to price blind and we would rather give you a real number than a low one we have to revise.

Ongoing property management clients work on an agreed rate card rather than a quote per job.
