What does it cost to get my lawn cut?
It depends on the property, and anyone quoting you off a website has not seen it. Size is the obvious part; the rest is what actually moves the figure. How much of the lot is open grass and how much is beds, trees and edging. Whether the mower can get through the gate or has to be carried round. How long it has been since the last cut — a lawn kept weekly and a lawn left since spring are not the same visit, and the second one is quoted separately as a first cut rather than folded into a weekly rate. Whether it is one address or a round of them, because several properties on one route on one morning cost less per property than one on its own. And whether you want trimming, edging and blow-down as well as cutting. Tell us the address and roughly what you want and you will get a figure for your property.

What it costs, and what that is based on
Lawn care is quoted per property, and the reason is not evasiveness — it is that the number is made out of things a page cannot see. Lot size, how much of it is grass, access, condition, how many properties are on the round, and whether it is weekly or a one-off. The company has real, invoiced mowing behind it on all three footings: a small residential lot on a weekly round, a rental round covering several addresses at once, and a commercial site with a parking lot. Those are three completely different jobs and they were three completely different prices, which is exactly why none of them is printed here as though it were yours. The first cut of the season and any overgrowth recovery are quoted separately from the weekly round, because the day it takes to get a lot back to mowable is not the day it takes to keep it that way.

Materials
At cost, no markup
Supplied at cost with the receipt attached, and not discounted either — there is no margin in them to discount. Across eleven months of invoices, materials are $10,080 of $210,693 billed on labour-and-materials lines: 4.8%.
Anything outside the quote
$65 an hour plus materials
And only with your approval, in writing, before it is done. A fixed price is not a promise that nothing will be found behind a wall — it is a promise that you decide about it before it is billed rather than after.
Warranty
1 year on all labour
Two years on PVC trim installation and on flooring, stair and trim-joint work. Materials you supply yourself are not covered — our work on them is.
Payment
50% / 50%
Half on signing, which secures the date and buys the materials, and half on completion. A labour-only quote carries no deposit at all, because a deposit exists to purchase materials and that quote has none.
First-time customers
10% off labour
Applied to labour only, because materials are already at cost. Repeat and loyalty customers get the same 10%.
Where we stop
A contractor who writes down what they will not do is worth more than one who says yes to everything. These are the boundaries our own quotes already carry, in the same words.
- We do not apply lawn chemicals — weed-and-feed, herbicide or fertiliser treatment. That is a certified activity in Michigan and the certification is not held here. Hand weeding, mulch beds and mechanical overgrowth clearance are what this page covers.
- Tree work is ground level and low access only: limbs, brush and what has already come down. Climbing, and felling a standing tree, go to a licensed arborist carrying their own insurance rather than being taken on here.
- A first cut on a badly overgrown lot is walked before it is quoted, and where there is buried debris, wire or a stump under the grass we will say so before the day rather than find it with a blade.
- We do not install or maintain irrigation systems, and we will tell you where a head is rather than run over it.

Questions we get asked about this
- Do you mow weekly, or can I book a one-off?
- Both. Most of the mowing on the books is weekly and on contract — that is how rental portfolios and commercial sites buy it, and it is the cheapest way per visit because the round is already going past. A one-off is fine too, and it is quoted as its own job rather than at a round rate, because a lawn nobody has cut for a month is a different afternoon from one that was cut last Tuesday.
- Why is the first cut of the season priced separately?
- Because it is a different job. A property that has not been touched since autumn needs the sticks and brush off it, the edges brought back and sometimes branches cut back before a mower can physically run — and on one property this year that was most of the work. Rolling that into a weekly figure would either overprice everybody who kept their lawn tidy or underprice the one who did not. It is quoted per property, once, and then the weekly round starts.
- Can you take on several rental properties at once?
- Yes, and that is most of what the record here consists of — several addresses cut on the same morning and billed as one weekly invoice rather than one invoice per lawn. Property managers buy it that way, the paperwork is a single line, and the price per property is better than any of them would be on its own. Send the address list and we will walk them and quote the round.
- Do you clear brush, weeds and what is left in the yard?
- Yes, and on plenty of jobs that is the actual work — yard brush, sticks, logs and what the last tenant left, cleared and hauled away so the lot is mowable again. It is invoiced work rather than an add-on we are guessing at, and the dump fees go on at cost with the ticket attached, the same as every other haul-away we do.
- Is there a charge for coming out to look at the lawn?
- No. No trip charge, no call-out minimum, no charge for coming back. Walking the property is how the quote gets made, and quoting is not billed on any of the written quotes this company has issued.
- Do you charge a call-out fee or a trip charge?
- No — and no diagnostic fee and no charge for a return visit either. Attendance and diagnosis of the items you reported are included in the job price, and there is no minimum charge and no call-out minimum on any of the 84 written quotes this company has issued. Where a job is far enough out to need several days of round trips, a mobilisation figure is agreed with you in writing before anything starts, or the schedule is compressed into fewer longer days instead.
- What happens if the job turns out to be bigger than the quote?
- It becomes a written change order, priced and agreed before the work goes ahead, and it appears on the invoice by name. Anything outside the written scope is $65 an hour plus materials, and only with your approval — that rate is printed on every quote this company issues.
- Do you mark up materials?
- No. Materials are supplied at cost with the receipt attached, and the invoice record says so rather than the marketing: across eleven months, materials are $10,080 of $210,693 billed on labour-and-materials lines, which is 4.8% of it. On larger projects plenty of customers buy the materials themselves, and those are shown on the quote at no charge.
- Are you insured, and do you hold a contractor licence?
- Fully insured, and a W-9 and a certificate of insurance go out with every signed quote without being asked for. On licensing we are direct, because it is the question that matters and the one most trade websites blur: the Michigan residential builder licence is not held and no contractor licence is claimed or implied. Electrical and plumbing work here is repair and like-for-like replacement on what already exists — new circuits, panels, service upgrades, water-heater replacement and anything else requiring a licensed trade is referred out and named as such on the quote.
