When should I sort out plowing, and how is it priced?
Now, if you are reading this in September or October. Snow work is arranged before the season because that is when a property can be walked in daylight with the grass still visible — where the lot drains, where the piles can go without blocking a bay or an entrance, where the kerbs and the covers are, and what has to stay clear. Doing that walk in a storm is how a plow finds a manhole cover. On price: it is quoted per property, because a parking lot with entrances and walkways, a round of rental addresses and a single residential drive are three different jobs with three different amounts of work in them. What decides your figure is the size and shape of the area, whether walkways and entrances come with it, where the snow can be pushed to, how many properties are on the round, and whether you want salt as well as clearing.

What it costs, and what that is based on
Quoted per property, and the record behind it is real but short: twenty-six invoiced snow and salting lines across three customers, in one winter — December 2025 to February 2026. Commercial parking-lot plowing through the season, the lot and its walkways salted, a property manager buying clearing and salt as separate items, three properties cleared in a single visit, and residential work. That is enough to say this is genuinely done work and it is still one season, which is why no band is published: a spread built out of one winter would look like a price and behave like a guess, and what actually decides your figure is your property rather than somebody else’s. Salting is quoted as its own item rather than bundled, because plenty of properties want the plow and not the salt, and the ones that want both should be able to see which is which.

Materials
At cost, no markup
Supplied at cost with the receipt attached, and not discounted either — there is no margin in them to discount. Across eleven months of invoices, materials are $10,080 of $210,693 billed on labour-and-materials lines: 4.8%.
Anything outside the quote
$65 an hour plus materials
And only with your approval, in writing, before it is done. A fixed price is not a promise that nothing will be found behind a wall — it is a promise that you decide about it before it is billed rather than after.
Warranty
1 year on all labour
Two years on PVC trim installation and on flooring, stair and trim-joint work. Materials you supply yourself are not covered — our work on them is.
Payment
50% / 50%
Half on signing, which secures the date and buys the materials, and half on completion. A labour-only quote carries no deposit at all, because a deposit exists to purchase materials and that quote has none.
First-time customers
10% off labour
Applied to labour only, because materials are already at cost. Repeat and loyalty customers get the same 10%.
Where we stop
A contractor who writes down what they will not do is worth more than one who says yes to everything. These are the boundaries our own quotes already carry, in the same words.
- No clearing time is promised, and this is the one to read before you sign anything with anybody. We do not publish a plow-by hour, a place in a queue or a promised order of properties, because there is no route commitment behind any of that and a snowfall does not arrive on a schedule. What you get is the property on the round and a phone call you can actually make; what you will not get from us is a time in writing that a storm decides.
- Salting is a service, not an assurance about a surface. Salt lowers the temperature at which water freezes and it stops working as the temperature drops far enough. It is applied where it is wanted and recorded when it is done, and we will not tell you what condition a surface will be in afterwards.
- Nothing off a roof. We do not remove snow from roofs or chip ice from an eave — both damage the covering and both are working at height on a surface nobody can see. Where the real problem is an ice dam, that is heat escaping into the roof space rather than a snow-clearing job, and the gutter page explains it properly.
- Storm damage is a separate quote. If a limb has come down across the drive, clearing it is tree and brush work at ground level and it is quoted as that, not folded into a snow visit.

Questions we get asked about this
- Do you plow commercial parking lots as well as homes?
- Yes, and the commercial work is the best-documented part of the record: a parking lot plowed with the walkways cleared, and the lot and walkways salted, invoiced as separate items so the customer can see what each one cost. Residential drives and walkways are on the books too. They are quoted differently because they are different jobs, not because one audience is charged more than another.
- How much snow has to fall before you come out?
- That is agreed with you when the property is quoted rather than assumed, because it is the single thing customers disagree about most. A commercial lot that has to open at seven and a rental drive are not the same trigger. We write down what was agreed and it goes on the quote with everything else.
- Can you do several rental properties in one round?
- Yes — clearing three properties in one visit is on the invoice record, and it is billed as one job rather than three call-outs. For a portfolio that is both cheaper and one line of paperwork instead of several.
- Do you salt as well, or only clear?
- Either. Salting is quoted as its own item — walkways, entrances, or a whole lot — and it is billed separately from the clearing so you can take one without the other. What it is not is a promise about the state of the surface afterwards; salt has a temperature below which it stops doing much, and any contractor telling you otherwise is selling you something they cannot deliver.
- Have you been doing this long?
- One winter, on the record we hold: twenty-six invoiced snow and salting lines across three customers between December and February — commercial plowing and salting run right through the season, property-manager clearing and salt, a multi-property round and residential work. We would rather write that than imply a decade of it. The equipment, the properties and the customers are real and the history is one season deep, and you are entitled to know which is which before you book another one.
- Do you charge a call-out fee or a trip charge?
- No — and no diagnostic fee and no charge for a return visit either. Attendance and diagnosis of the items you reported are included in the job price, and there is no minimum charge and no call-out minimum on any of the 84 written quotes this company has issued. Where a job is far enough out to need several days of round trips, a mobilisation figure is agreed with you in writing before anything starts, or the schedule is compressed into fewer longer days instead.
- What happens if the job turns out to be bigger than the quote?
- It becomes a written change order, priced and agreed before the work goes ahead, and it appears on the invoice by name. Anything outside the written scope is $65 an hour plus materials, and only with your approval — that rate is printed on every quote this company issues.
- Do you mark up materials?
- No. Materials are supplied at cost with the receipt attached, and the invoice record says so rather than the marketing: across eleven months, materials are $10,080 of $210,693 billed on labour-and-materials lines, which is 4.8% of it. On larger projects plenty of customers buy the materials themselves, and those are shown on the quote at no charge.
- Are you insured, and do you hold a contractor licence?
- Fully insured, and a W-9 and a certificate of insurance go out with every signed quote without being asked for. On licensing we are direct, because it is the question that matters and the one most trade websites blur: the Michigan residential builder licence is not held and no contractor licence is claimed or implied. Electrical and plumbing work here is repair and like-for-like replacement on what already exists — new circuits, panels, service upgrades, water-heater replacement and anything else requiring a licensed trade is referred out and named as such on the quote.
