What a Garage Clear-Out Actually Costs — and What Decides It

The question everybody asks first is what it costs. The honest answer is that we quote it after we have seen it, and we put the quote in writing before anybody starts. That is not evasion — it is that a packed two-car garage and a tidy single are not the same day's work, and nobody can tell which one you have from a web page.

The five things that decide the price

Every garage quote we write is built from the same five things. If you want to estimate your own before we get there, these are what to look at.

  • How big it is. A single bay, a two-car, a three-car, plus any shed or outbuilding you want included in the same visit. Floor area sets the floor of the job.
  • How much is in it. This matters more than the size. A two-car garage with clear pathways and full shelves is a shorter day than a single bay stacked to the rafters. What we are pricing is volume out, not square feet.
  • What the items are. Twenty boxes of paperwork and a dead chest freezer take the same floor space and are not the same job. Appliances, safes, treadmills, engine parts, old shelving that has to be dismantled and construction debris all take labor and take up room in the trailer.
  • Whether anything needs separate disposal. Paint, solvents, fuel, propane cylinders and garden chemicals cannot go in a general load. We set them aside and tell you where they go — it does not stop the job, but it is a line on the quote.
  • Whether you want storage afterwards. Clearing the garage and fitting it out are two different jobs. Shelving, overhead racks, a workbench and wall systems are carpentry, priced on materials and time, and they are the part that stops the garage refilling.

Access affects it too, quietly. A short drive we can back a trailer onto is a faster day than a long one where everything is carried.

What makes a garage cheaper to clear

Genuinely, these are the things that move the number, and you control most of them.

  • Decide before we arrive. The slowest part of any clear-out is a keep-or-go conversation held over every single item. If you can walk it the night before and mark what is definitely going, the day gets shorter.
  • Let us take it all in one go. Two half-loads cost more than one full one, because the trip is the expensive part, not the trailer.
  • Bundle it. If the shed needs doing too, or there is brush on the lot, or a mattress in the basement, say so at the quote. It is the same mobilisation.
  • Separate the hazardous items yourself if you can. One shelf with all the paint, solvent and fuel on it saves us sorting the whole garage twice.

What we haul, and what we cannot

Clearing a property out and hauling it away is routine work for us — full trash-outs between tenants, furniture and appliance removal, carpet and debris out of a remodel, brush off a lot. A garage is the same labor and the same trailer.

We take: general household junk and boxes, furniture, mattresses, appliances, bikes and sports gear, garden and lawn equipment, old shelving and cabinets, carpet and underlay, construction debris, scrap timber, yard waste and brush, and electronics.

We cannot put these in a general load: liquid paint and solvents, motor oil, petrol and other fuels, propane cylinders, pesticides and pool chemicals, car batteries, ammunition, and anything that may contain asbestos. We separate them, tell you which is which, and point you at the right county household hazardous waste collection. Tires and mattresses are usually accepted but carry a per-item charge at the transfer station.

Disposal is billed at cost with the receipt, so you can see what went where.

How the quote works

We come and look, usually for twenty minutes. We walk it with you, ask what is staying, flag anything needing special disposal, and write the quote up afterwards with the labor and the disposal separated so you can see what you are paying for. It is free, and there is no obligation.
