Can you turn a student rental inside the August window?
That is the job we are built for here. The August turn is short, everyone in the trade is booked, and the work is high-volume rather than complicated: wall repair, repaint, doors and locks, blind replacement, a failed disposal, a toilet that will not stop running, and a clean that has to be genuinely clean rather than tidied.
The single thing that decides whether a turn lands on time is when we get keys. Book the dates early and give us access to an empty unit, and we will run it continuously. Book late and you are competing with every other landlord in the city for the same week.
What fails a rental inspection here?
In our experience, the same short list: missing or dead smoke and carbon monoxide detectors, handrails that are loose or missing on a stair run, GFCI protection absent in kitchens and bathrooms, windows that will not open or latch, and doors that do not close and lock properly. None of it is expensive to fix. All of it stops a certificate being issued.

Do you only work for landlords?

We price turns as a flat rate by unit size where we can, because it makes your budgeting easier and stops the conversation being about hours. If the unit is materially worse than a normal end-of-lease, we tell you before starting, not after.
Can you do multiple units at once?
Yes, and it is the most efficient way to use us here. A landlord with four units turning in the same week gets a better rate per unit than four separate bookings, because mobilisation is paid once. Send the whole portfolio schedule rather than unit by unit.
