Handyman Services in Mason, Michigan
Mason is two jobs in one town. Inside the older streets around the courthouse there are genuinely historic houses with plaster, tall single-glazed windows and original trim worth keeping. Outside them, properties get larger and rural, with outbuildings, pole barns and fencing that a suburban handyman rarely touches. We do both, and they need different approaches.
Do you work on historic homes properly?
We try to, and the honest test is whether a contractor suggests replacing something that could be repaired. Original wood windows can usually be made to work again — re-roped, re-glazed, the sash planed and the stops adjusted — for less than replacement and without losing the glass. Plaster can be patched to match rather than torn out for drywall.
Not everything is worth saving. When something genuinely is past repair we will say so. But we will tell you which of the two you have, rather than defaulting to replacement because it is quicker to price.
What about barns, sheds and outbuildings?
Common Mason work and often neglected until it is expensive. Sagging doors and rails, rotted sill plates where the structure meets the pad, failed siding boards, and roofing on outbuildings that nobody has looked at in a decade.
Outbuildings fail from the bottom and the edges. If you only ever look at one thing, look at where the wall meets the ground — that is where the repair is cheap now and structural later.
Is it worth calling you out this far?
Mason is a straightforward run for us, but the honest answer is that it is more efficient for you if we do more than one thing while we are there. If you have a list, that is the visit that makes sense. A single small item is still possible, it is just better value bundled.
What are the most common Mason calls?
- Plaster and drywall repair, particularly ceilings
- Window sash repair, glazing and weatherstripping
- Interior and exterior painting on older siding and trim
- Porch and step repair, handrails and posts
- Door hanging and hardware on out-of-square historic openings
- Outbuilding, fence and gate repair
- Flooring, including repair of original boards
Repair or replace — how do you decide?
By what the timber is doing, not by what is quicker to price. A sash with sound rails and stiles and failed glazing putty is a repair, and it will outlast the vinyl unit somebody wants to sell you. A sash with rot through the bottom rail is past it, and we will say so.
The same test applies to porch posts, trim, doors and floorboards. Ask any contractor to show you which part is unsound rather than accepting a blanket replacement quote.
Do you work with owners of older rental property?
Yes. Mason has a good deal of older housing in rental use, and it needs a different approach from newer stock — plaster rather than drywall, original doors that must be planed rather than swapped, and windows that need maintaining every few years rather than ignoring for twenty. We quote per work order with photographs and can hold a standing arrangement for regular properties.
