This one was $1,677.00, fixed price, agreed in writing before anyone lifted a tile — and the customer supplied the plank, the transition strip and the toilet, all shown at no charge on the quote. That is the honest shape of the answer: the labour is knowable in advance and the materials are whatever you choose. What is not knowable in advance is how far the rot has gone, which is why the quote said so and why a change order, not a phone call after the fact, is how that gets priced.

The problem
The floor had been soft in front of the tub for long enough that the tile grout had let go and the wall tile above it was moving with it. Water had been getting past the tub surround and into the subfloor, and the toilet was sitting on wood that would not hold a flange bolt any more.
What it took
One crew, one day on site, after a separate measured walk-through two weeks earlier.

- Existing floor removed and the wall tile taken out where the surround had failed
- The sagging subfloor at the toilet cut out and repaired
- Client-supplied LVP laid over the repaired floor
- Doorway transition fitted — also client-supplied, shown at no charge on the quote
- Toilet reset on a floor that will hold a flange bolt
