A full turn on a four-bedroom, two-bathroom Lansing rental — trash-out, drywall, carpentry, a full repaint and a deep clean — finished ahead of the letting date.

How long does it take to turn a rental unit around between tenants?

This one hit its date, and the reason it hit its date is that the clean did not wait for the repairs. The turn was due on the 20th; the cleaning crew started on the 18th, two days before the repair list was closed out, and the two ran as separate scopes on separate invoices. A turn is a scheduling problem before it is a trade problem — what blows the date is nearly always a door, a part or an appliance nobody ordered in the first week.

The problem

The previous tenancy had left a four-bedroom, two-bathroom house needing a great deal more than a make-ready. Two bedrooms, the main bathroom, the kitchen, the driveway and the front porch all still had the last tenancy in them, including a dismantled sofa and a mattress. An interior door had been kicked through to the core. Carpet was off the tack strip at a threshold with the pad broken up underneath. Two door jambs were damaged. The bathroom extractor had stopped extracting long enough ago that you could see it.

What it took

Three billed scopes — repairs $3,125, clean $500, return visit $470 — rather than one open-ended one, so the property manager could see where the money went.

What was done

  • Trash-out and haul-away across two bedrooms, the main bathroom, the kitchen, the driveway and the front porch, bulk items included
  • Drywall repairs at the kitchen closet, the hallway and stairs corner, and bedroom one
  • Two damaged door jambs and their trim replaced, and a new bifold hung
  • Full repaint of a bedroom and the main bathroom, walls and trim, plus seven doors and their trim
  • One damaged window blind replaced; the previous tenant’s door sensor, keypad and porch camera removed
  • A separate deep clean of the whole house, started two days before the repairs closed out
  • A return visit: cracked vanity top replaced, and a bifold the carpet fitters had left off re-hung

The outcome

Ready on the date it was promised for. Three items on the return visit were done at no charge and shown on the invoice as no charge — a cabinet door secured, bolt caps fitted in the upstairs bathroom, and a blind that had already been billed on the first invoice and was not billed again. Saying so on the paperwork is cheaper than being asked about it.
